What time am I able to check-in?

You can check-in anytime between 3 pm (15h00) and 9pm (21h00).

What time should I check-out by?
Check-out anytime before 12 pm (12h00).

Will it be possible to check-in late?
Check-in late is possible, but guest will incur a 20€ fee to paid in cash at the time of check-in.

Will it be possible to check-in early?
Check-in early is possible, as long as it is advised and arranged prior to check-in. Please contact our staff a few days before in order to confirm your early check-in is possible.

What is your reservation full cancellation policy?
Cancellation is free of charge from booking to 5 days prior to stay. For cancellations made from 5 days prior to stay to the day of check-in, 50% of the amount paid is refunded to client. Can I add an extra bed?
It is policy of the 1821Houses not to have extra beds due to the unique features of our property. Children up to 2 years of age can stay in a crib when booking the following bedrooms: Flores, Serra, Castelo, Burra, Passarinhos or Pena. There is no extra cost (cribs should be requested in advance).

Is the house pet friendly?
Unfortunately the house has a strict no pets policy. However there are friendly dogs in the garden. No harm should be done to the dogs. 

What are the garden’s rules?
Children should be accompanied and supervised by an adult while walking around the garden. Littering is strictly prohibited and we ask that everything is kept as it was found. 1821Houses is not responsible for any accidents which may occur in this area. 

What to I do if I lose a key?
In case of key loss, we ask you to communicate the situation to a member of staff. Our team will do everything to help you find it. However, if this does not happen, an additional cost of 20€ will be charged. Always remember to deliver the key when you check-out.

Contract agreement
The Contract constitutes the entire agreement between the parties, supersedes any previous agreement or understanding and may not be varied except in writing between the parties. All other terms, express or implied by statute or otherwise, are excluded to the fullest extent permitted by law. No failure or delay by either party in exercising any of its rights under the Contract shall be deemed to be a waiver of that right, and no waiver by either party of any breach of the Contract by the other shall be considered as a waiver of any subsequent breach of the same or any other provision. Portuguese law shall apply to the Contract, and the parties agree to submit to the non-exclusive jurisdiction of the Portuguese courts.

Provisional reservation and confirmation of reservations
The reservation is confirmed upon the confirmation of the total amount paid and the acceptance of the terms & conditions.

Supply of services
1821Houses shall provide the services to the Client subject to the Contract. The Client shall at its own expense supply 1821Houses with all necessary data or other information relating to the services within sufficient time to enable 1821Houses to provide the services in accordance with the Contract. The Client shall ensure the accuracy of all such information. 1821Houses may at any time without notifying the Client make any changes to the services which are necessary to comply with any applicable safety or other statutory requirements, or which do not materially affect the nature or quality of the services.

Charges
The charges payable by the Client shall be detailed in writing by the 1821Houses. If no charges are specified or additional and varied services are provided to the Client, the Client shall pay the standard charges at the prevailing rate on the day the services are provided and any additional sums which are agreed between 1821Houses and the Client for the provision of the services. 1821Houses may vary the standard charges from time to time.

Payments
The payments to 1821Houses to be made by the Client (including deposits) are to be made on the date(s) and in the amounts calculated. If any services under the contract are varied prior to arrival then the payment made will reflect the latest details contained in the written details of 1821Houses. For room reservations made using the advanced purchase rate full payment will be taken at the time of booking, unless otherwise agreed. In long term stays we accept 40% of the payment to confirm the booking, and the remaining 60% should be paid until the check-in day. This payment is refundable in the event of any amendment or cancellation, according to our cancellation policies. All charges to be settled prior the Client leaving the house. The Client is deemed to have authorised the settling of all outstanding charges.

Each person above 13 years old staying at Quinta Velha need to pay the Tourist Municipality Tax of 1€ per night for the first 3 nights, to be paid in cash at the time of check-in.

Variation in services required
Any variation of numbers, accommodation requirements specified for the Services or other changes or additions must be agreed by the Client and 1821Houses in writing.

Liability to 1821Houses
1821Houses shall have no liability to the Client for any loss, damage, costs, expenses or other claims for compensation arising from any instructions supplied by the Client which are incomplete, incorrect, inaccurate, illegible, out of sequence or in the wrong form, or arising from their late arrival or non-arrival, or any other fault of the Client. Except in respect of death or personal injury caused by 1821Houses’s gross negligence or willful conduct, or as expressly provided in these Terms, 1821Houses shall not be liable to the Client by reason of any representation (unless fraudulent), or any implied warranty, condition or other term, or any duty at common law, or under the express terms of the Contract, for any loss of profit or any indirect, special or consequential loss, damage, costs, expenses or other claims (whether caused by the negligence of 1821Houses, its servants or agents or otherwise) which arise out of or in connection with the provision of the services (including any delay in providing or failure to provide the services) or their use by the Client, and the entire liability of 1821Houses under on in connection with the Contract shall not exceed the amount of 1821Houses’s charges for the provision of the services, except as expressly provided in these Terms.

Termination
1821Houses may at any time terminate the Contract by giving written notice to the Client if the Client commits any breach of these Terms, or if the Client goes into liquidation, becomes bankrupt, makes a voluntary arrangement with its creditors or has a receiver or administrator appointed.

Client responsibilities
The Client is responsible for the behaviour of his, her or its guests at the house and in particular for the orderly conduct of guests attending any function or staying in the house or otherwise making use of the services. The Client must ensure that no noise or nuisance is caused for other guests and Clients. The Client must comply with any reasonable request of 1821Houses and with any policies of 1821Houses as may apply to the services from time to time. Smoking is only allowed in outdoor areas.

Responsibility in the use of rooms and expenses to be settled
The Client agrees that liability for the bill is not waived, and agrees to be held personally liable in the event that the indicated person, 1821Houses, or other third party billed, fails to pay part or all of these charges. 1821Houses is not responsible for money, jewels or other valuables that have been misplaced, stolen or left in rooms or public areas. 

Photography and filming
All photography or filming for commercial purposes must be authorised by a member of 1821Houses’ Executive team. No photography or filming must take place in any area of 1821Houses under any circumstances without the assigned representative from 1821Houses. 1821Houses staff members and the uniforms or part thereof will not be used in the photography or filming and no staff role will be impersonated for the purposes of the photography or filming. Use of 1821Houses brand name, commercial photography, images and the 1821Houses’ logo including trademarks or trade names requires the prior written consent from 1821Houses. 1821Houses will take appropriate legal action to restrain any misuse or unauthorised usage of 1821Houses collateral listed above.

Intellectual property rights
 All information, data and materials presented on this website, including names, logos, content, etc., as well as the colour scheme and the layout of the website, are subject to copyright, trade mark rights, database rights and/or other intellectual property rights. Such content may be used only if authorised by 1821Houses and strictly required for permitted personal, non-commercial purposes. Any other use and/or reproduction of such content, without the prior written consent of 1821Houses, is prohibited and will constitute a breach of these Terms and may infringe the 1821Houses’s intellectual property rights. 

What is personal information?
1821Houses treats with great respect and seriousness the safeguarding of its Clients’ privacy. The collection of the Client’s personal information aims to meet his needs and assist 1821Houses in enabling reservations requests. Personal information is deemed to be any information collected about the Client as an individual, such as name, address, age, gender, image, e-mail, telephone number, credit card information, preferences and specific requests stated before, during or after the stay, including digital correspondence exchange. This data will be collected only with the Client’s prior consent and processed in compliance with the European Union legislation on the General Data Protection Regulation.

Why is personal information collected?
To present the Client a superior customer service – Personal information is collected to assist 1821Houses in making a reservation for a Client and in providing the services requested by him. By keeping this data, 1821Houses improves the service delivered to the Client every time there is a repetition of stay. Holding certain stay related personal information on file, such as information regarding guest history and itemized spending, allows the Client and 1821Houses to confirm prior transactions and reconcile statements or invoices. And also to keep the Client informed – The provided personal information may be used to send newsletters with novelties to the Client and also to inform him of promotions, offers or other information that may be of his interest. In order to do this, personal information may be shared with a third party, including a customer relationship management company and/or a marketing and communications company. These companies are under contract with 1821Houses and are contractually required to protect all personal information to which they have access. If the Client wishes not to receive information from 1821Houses, that request can be made through an email to hello@1821houses.com 

How is personal information collected on 1821Houses’ website?
While browsing the website, the Client also provides information, such as the topics that most engage him, that does not reveal his personal identity. If the Client wishes to put in an “Enquiry” about a specific subject, he may be asked for personal information, such as name, email address, and phone number. This data will only be used for the specified purpose. By transmitting his personal information, the Client acknowledges and agrees to the terms and conditions contained in this Privacy Policy. 

At the time of making a reservation on 1821Houses’ website, it will be required to the Client to complete a reservation profile, which will contain his personal information, such as name, address, contacts. By transmitting his personal information, the Client acknowledges and agrees to the terms and conditions contained in this Privacy Policy. Due to the personal nature of the information provided, the reservation system is secure.

During the stay certain information might be collected as required by local laws (e.g. passport number). Information particular to the Client’s stay may also be stored (i.e. health issues, special requests, service issues). This data is kept in the 1821Houses’ property management system and is combined with information from previous visits. In addition, the content of any document that the Client sends the 1821Houses before, during or following his stay (including letters, comment cards, electronic documents such as e-mails and other similar forms of communication) may be retained.

How do we store personal information?
1821Houses stores personal information in a secure location, be it a database or filing cabinet. Furthermore, measures are taken to ensure that only designated individuals have access to this information. In order for the 1821Houses to serve the Client better and with a more individualized service, the Client’s profile is stored in 1821House’s Management System, the central reservations management platform. Other transaction information is kept, such as the number of stays and the number of nights of each stay.

What personal information may be provided to third parties?
Agents, contractors or third party service providers of the house may receive the Client’s personal information in the course of providing services to 1821Houses itself, so we can respond more adequately to the Client’s needs. Using contractual or other arrangements, 1821Houses ensures these parties protect any personal information in a manner consistent with the principles articulated in this Privacy Policy. Client’s personal information will only be shared without his consent, outside 1821Houses, where: (a) it is required or authorized by law (for example, in response to a legal subpoena); (b) it is required to provide the Client with services requested by him, in which case it will be considered to have implied consent  (c) if the stay has been paid for by a third party (billing information will be provided to the paying party). If 1821Houses suspects any unlawful activity is taking place, it may investigate and/or report its findings or suspicions to the police or other relevant law enforcement agency.

Retention time for personal information
Personal information will be stored for the minimum period of time required by law. It may be stored indefinitely by the 1821Houses as long as there is a business purpose for doing so. Periodically, and if the Client has not stayed in the 1821Houses for a certain period of time, personal information may be deleted.

Access, change and delete personal information
The Client may access, correct, add, update or delete his personal data by contacting 1821Houses using the e-mail: hello@1821houses.com  or quintavelha@1821houses.com . 1821Houses may request a copy of a valid identification document to protect the Client’s privacy and confirm identity before making any changes.

Children should be accompanied and supervised by an adult while walking around the garden. Littering is strictly prohibited and we ask that everything is kept as it was found. 1821Houses is not responsible for any accidents which may occur in this area.

What to I do if I lose a key?
In case of key loss, we ask you to communicate the situation to a member of staff. Our team will do everything to help you find it. However, if this does not happen, an additional cost of 20€ will be charged. Always remember to deliver the key when you check-out. Should you need to access the garage, a remote control will be given, but in case that’s lost, an additional cost of 40€ will be charged.

Contract agreement
The Contract constitutes the entire agreement between the parties, supersedes any previous agreement or understanding and may not be varied except in writing between the parties. All other terms, express or implied by statute or otherwise, are excluded to the fullest extent permitted by law. No failure or delay by either party in exercising any of its rights under the Contract shall be deemed to be a waiver of that right, and no waiver by either party of any breach of the Contract by the other shall be considered as a waiver of any subsequent breach of the same or any other provision. Portuguese law shall apply to the Contract, and the parties agree to submit to the non-exclusive jurisdiction of the Portuguese courts.

Provisional reservation and confirmation of reservations
The reservation is confirmed upon the confirmation of the total amount paid and the acceptance of the terms & conditions.

Supply of services
1821Houses shall provide the services to the Client subject to the Contract. The Client shall at its own expense supply 1821Houses with all necessary data or other information relating to the services within sufficient time to enable 1821Houses to provide the services in accordance with the Contract. The Client shall ensure the accuracy of all such information. 1821Houses may at any time without notifying the Client make any changes to the services which are necessary to comply with any applicable safety or other statutory requirements, or which do not materially affect the nature or quality of the services.

Charges
The charges payable by the Client shall be detailed in writing by the 1821Houses. If no charges are specified or additional and varied services are provided to the Client, the Client shall pay the standard charges at the prevailing rate on the day the services are provided and any additional sums which are agreed between 1821Houses and the Client for the provision of the services. 1821Houses may vary the standard charges from time to time.

Payments
The payments to 1821Houses to be made by the Client (including deposits) are to be made on the date(s) and in the amounts calculated. If any services under the contract are varied prior to arrival then the payment made will reflect the latest details contained in the written details of 1821Houses. For room reservations made using the advanced purchase rate full payment will be taken at the time of booking, unless otherwise agreed. In long term stays we accept 40% of the payment to confirm the booking, and the remaining 60% should be paid until the check-in day. This payment is refundable in the event of any amendment or cancellation, according to our cancellation policies. All charges to be settled prior the Client leaving the house. The Client is deemed to have authorised the settling of all outstanding charges.

Each person above 13 years old staying at Casa de S.Domingos needs to pay the Tourist Municipality Tax of 2€ per night for the first 7 nights, to be paid in cash at the time of check-in.

Variation in services required
Any variation of numbers, accommodation requirements specified for the Services or other changes or additions must be agreed by the Client and 1821Houses in writing.

Liability to 1821Houses
1821Houses shall have no liability to the Client for any loss, damage, costs, expenses or other claims for compensation arising from any instructions supplied by the Client which are incomplete, incorrect, inaccurate, illegible, out of sequence or in the wrong form, or arising from their late arrival or non-arrival, or any other fault of the Client. Except in respect of death or personal injury caused by 1821Houses’s gross negligence or willful conduct, or as expressly provided in these Terms, 1821Houses shall not be liable to the Client by reason of any representation (unless fraudulent), or any implied warranty, condition or other term, or any duty at common law, or under the express terms of the Contract, for any loss of profit or any indirect, special or consequential loss, damage, costs, expenses or other claims (whether caused by the negligence of 1821Houses, its servants or agents or otherwise) which arise out of or in connection with the provision of the services (including any delay in providing or failure to provide the services) or their use by the Client, and the entire liability of 1821Houses under on in connection with the Contract shall not exceed the amount of 1821Houses’s charges for the provision of the services, except as expressly provided in these Terms.

Termination
1821Houses may at any time terminate the Contract by giving written notice to the Client if the Client commits any breach of these Terms, or if the Client goes into liquidation, becomes bankrupt, makes a voluntary arrangement with its creditors or has a receiver or administrator appointed.

Client responsibilities
The Client is responsible for the behaviour of his, her or its guests at the house and in particular for the orderly conduct of guests attending any function or staying in the house or otherwise making use of the services. The Client must ensure that no noise or nuisance is caused for other guests and Clients. The Client must comply with any reasonable request of 1821Houses and with any policies of 1821Houses as may apply to the services from time to time. Smoking is only allowed in outdoor areas.

Responsibility in the use of rooms and expenses to be settled
The Client agrees that liability for the bill is not waived, and agrees to be held personally liable in the event that the indicated person, 1821Houses, or other third party billed, fails to pay part or all of these charges. 1821Houses is not responsible for money, jewels or other valuables that have been misplaced, stolen or left in rooms or public areas.

Photography and filming
All photography or filming for commercial purposes must be authorised by a member of 1821Houses’ Executive team. No photography or filming must take place in any area of 1821Houses under any circumstances without the assigned representative from 1821Houses. 1821Houses staff members and the uniforms or part thereof will not be used in the photography or filming and no staff role will be impersonated for the purposes of the photography or filming. Use of 1821Houses brand name, commercial photography, images and the 1821Houses’ logo including trademarks or trade names requires the prior written consent from 1821Houses. 1821Houses will take appropriate legal action to restrain any misuse or unauthorised usage of 1821Houses collateral listed above.

Intellectual property rights
 All information, data and materials presented on this website, including names, logos, content, etc., as well as the colour scheme and the layout of the website, are subject to copyright, trade mark rights, database rights and/or other intellectual property rights. The collection of the Client’s personal information aims to meet his needs and assist 1821Houses in enabling reservations requests. Personal information is deemed to be any information collected about the Client as an individual, such as name, address, age, gender, image, e-mail, telephone number, credit card information, preferences and specific requests stated before, during or after the stay, including digital correspondence exchange. This data will be collected only with the Client’s prior consent and processed in compliance with the European Union legislation on the General Data Protection Regulation.

To present the Client a superior customer service – Personal information is collected to assist 1821Houses in making a reservation for a Client and in providing the services requested by him. By keeping this data, 1821Houses improves the service delivered to the Client every time there is a repetition of stay. Holding certain stay related personal information on file, such as information regarding guest history and itemized spending, allows the Client and 1821Houses to confirm prior transactions and reconcile statements or invoices. And also to keep the Client informed – The provided personal information may be used to send newsletters with novelties to the Client and also to inform him of promotions, offers or other information that may be of his interest. In order to do this, personal information may be shared with a third party, including a customer relationship management company and/or a marketing and communications company. These companies are under contract with 1821Houses and are contractually required to protect all personal information to which they have access. If the Client wishes not to receive information from 1821Houses, that request can be made through an email to hello@1821houses.com

While browsing the website, the Client also provides information, such as the topics that most engage him, that does not reveal his personal identity. If the Client wishes to put in an “Enquiry” about a specific subject, he may be asked for personal information, such as name, email address, and phone number. This data will only be used for the specified purpose. By transmitting his personal information, the Client acknowledges and agrees to the terms and conditions contained in this Privacy Policy.

At the time of making a reservation on 1821Houses’ website, it will be required to the Client to complete a reservation profile, which will contain his personal information, such as name, address, contacts. Due to the personal nature of the information provided, the reservation system is secure.

During the stay certain information might be collected as required by local laws (e.g. passport number). In addition, the content of any document that the Client sends the 1821Houses before, during or following his stay (including letters, comment cards, electronic documents such as e-mails and other similar forms of communication) may be retained.

Furthermore, measures are taken to ensure that only designated individuals have access to this information. In order for the 1821Houses to serve the Client better and with a more individualized service, the Client’s profile is stored in 1821House’s Management System, the central reservations management platform. Other transaction information is kept, such as the number of stays and the number of nights of each stay.

What personal information may be provided to third parties?
Agents, contractors or third party service providers of the house may receive the Client’s personal information in the course of providing services to 1821Houses itself, so we can respond more adequately to the Client’s needs. Using contractual or other arrangements, 1821Houses ensures these parties protect any personal information in a manner consistent with the principles articulated in this Privacy Policy. Client’s personal information will only be shared without his consent, outside 1821Houses, where: (a) it is required or authorized by law (for example, in response to a legal subpoena); (b) it is required to provide the Client with services requested by him, in which case it will be considered to have implied consent  (c) if the stay has been paid for by a third party (billing information will be provided to the paying party). If 1821Houses suspects any unlawful activity is taking place, it may investigate and/or report its findings or suspicions to the police or other relevant law enforcement agency.

Retention time for personal information
Personal information will be stored for the minimum period of time required by law. It may be stored indefinitely by the 1821Houses as long as there is a business purpose for doing so. What time am I able to check-in?

You can check-in anytime between 2 pm (14h00) and 8pm (20h00).

What time should I check-out by?
You should check-out anytime before 12 pm (12h00).

Will it be possible to check-in late?
Check-in late is possible, but guest will incur a 20€ fee to paid in cash at the time of check-in.

Will it be possible to check-in early?
Check-in early is possible, as long as it is advised and arranged prior to check-in. Please contact our staff a few days before in order to confirm your early check-in is possible.

What is your reservation full cancellation policy?
Cancellation is free of charge from booking to 5 days prior to stay. For cancellations made from 5 days prior to stay to the day of check-in, 50% of the amount paid is refunded to client. Can I add an extra bed?
It is policy of the 1821Houses not to have extra beds due to the unique features of our property. Children up to 2 years of age can stay in the same room as the parents, in a crib, at no extra cost (cribs should be requested in advance).

Is the house pet friendly?
Unfortunately the house has a strict no pets policy. However there are pets in the garden which are kept in their respective homes; entry is not allowed and no harm or damage should be done to any of the animals or their homes.

Other regulations

The furniture in Casa dos Condes is very fragile, so we kindly ask all our guests to be very careful and if they move the furniture around, they need to put it back in place prior to check-out.

What are the pool’s usage rules?

For safety reasons, glass objects are not allowed throughout the pool and vegetable garden areas. 1821Houses is not responsible for any accident that occurs in these areas. The large water tank located at the back of the garden contains fish and therefore swimming is prohibited. Children should be accompanied and supervised by an adult at all times in this area as well. The house will supply you with swimming pool towels. It is absolutely prohibited to take the bedroom or bathroom linen to the swimming pool.
